Huntersville, Cornelius, and Davidson filled in through the late nineties and early two-thousands, and nearly every one of those houses got the same thing on top of it: builder-grade asphalt shingle, rated for roughly 20 years in this climate. If your house was built before 2005 and nobody has replaced the roof since, the shingles up there are 21 years old or older. That's about 90 in roof years.
That does not automatically mean you need a new roof. Plenty of them have life left, and the ones that don't usually give you a year or two of warning signs that are invisible from the driveway. The point of the checkup is to find out which one you are, on a Tuesday, for free, instead of at 11pm during a storm with a bucket in the hallway.

If it's fine, we say it's fine. Most roofs we check don't need replacing yet. We are not going to invent damage to sell you a job, because we live here and this only works if you'd call us again.
Because most checkups turn into nothing, and that's fine. A roof at 21 years is a coin flip, and the honest answer is usually "you've got a few more years." When it finally is time, we would rather be the company that already looked at your roof and told you the truth than a stranger knocking on your door after a hailstorm. That's the entire strategy.

Then we say it's fine, in writing, and we leave. That's one of the three outcomes and it's the most common one. Knowing you have five or eight good years left is worth the half hour by itself.
